Renting criteria

In order to rent a property, the following criteria must be met by all proposed tenants;
• be at least 18 years of age
• have a combined annual basic salary of 2.5 x the annual rent. If your salary is below this amount, you will need to pay the rent upfront for the whole period of the contract (minimum 6 months) or have a guarantor in place, who is willing to be referenced.
• have the right to rent in the UK. All tenants must have valid visas/right to live in the UK.

Placing an offer

Once you have selected a property you would like to rent, you will need to complete an online ‘offer form’. The form needs to be completed in full as it will then form the basis of your tenancy agreement. Alongside the form, you will be requested to pay a holding deposit to us.*

The holding deposit is required to reserve the property and to show your commitment to the offer. We are unable to begin discussions with the landlord of the property until we have received both the offer form and the holding deposit.

References

Once your offer is accepted, we will begin references on all tenants. We will require the following documents from tenants:
• copy of passport and visa (if applicable)
• employer contact details
• current/previous landlord contact details.
• last 3 months payslips
• letter of enrolment from your university if you are a student

First payment

Before your move date, you will need to ensure that the final balance is paid and cleared in our account. We will be unable to check you in to the property unless the full balance has been paid. The balance is made up of the following:
• first payment of rent
• 5 weeks rent as the security deposit**

Check-in

We will arrange a time to meet you on the day your tenancy commences and will provide you will full sets of keys to the property. From then on, the property is yours to enjoy!

 *The holding deposit

The holding deposit is paid to show your commitment to the offer. It is a non-refundable deposit equal to one weeks rent, unless an offer cannot be agreed with the landlord or if the landlord withdraws from the offer at any point. In these instances, the deposit will be refunded to you in full immediately. If you fail the reference checks, or if you withdraw from the offer after it has been accepted, the deposit is non-refundable. If your offer is accepted, the holding deposit amount will be deducted from the first month’s rent.

**Your security deposit

Your security deposit is equal to 5 weeks rent and must be paid before your move date along with your first rental payment and administration fees. The deposit will either be held by us or by the landlord, and will be registered in one of the government approved tenancy deposit schemes. Once it has been registered, details will be provided to you so you know who is holding it and under which scheme. At the end of your tenancy, the deposit will be returned to you, minus any deductions for damages caused by yourself in the property.
